Terms & Conditions

By using our services or submitting information through our portal, you agree and warrant to:

• Provide accurate, complete, and current details regarding your contact profile and property details.
• Comply with all local Hawaii housing laws, zoning codes, and HOA regulations.
• Use our services, calendars, and communications only for lawful purposes.
• Refrain from engaging in any fraudulent, abusive, misleading, or unauthorized activity on the site.

All fees for full-service property management are governed and outlined in your specific Service Agreement with Aloha Property Managers LLC.

• Management fees are calculated as a percentage of gross monthly rental income or flat-rate coordinated agreements.
• Payments must be settled according to the terms specified inside your agreement.
• Late payments or balance defaults may result in immediate service coordination delays or agreement termination.
• Refund requests are processed according to the terms of your signed service agreement.

We may coordinate or recommend third-party service providers (including self-employed housekeepers, AC technicians, plumbers, lock installers, or general maintenance contractors) for your property.

While we source and vet premium local vendors on-island, Aloha Property Managers LLC is not liable or responsible for:

• The ultimate technical performance or vendor service quality of third-party contractors.
• Any direct damages or property disputes arising from third-party vendor operations.

Such disputes will be resolved directly with the corresponding on-island service vendor.

By providing your phone number and opting in, you consent to receive SMS communications from Aloha Property Managers LLC related to your property inquiries, operations, or accounts.

• Types of Messages: Text support updates, property check-in logistics, on-site technician dispatches, and coordination follow-ups. Messages are strictly for customer care (no promotional marketing campaigns).
• Opt-Out: You can unsubscribe at any time by replying STOP. Reply HELP for help.
• Rates: Message and data rates may apply depending on your carrier plan.
• Privacy: We do not share or sell your phone number or SMS opt-in data with third parties or affiliates under any circumstances.
• Age Requirement: By opting in, you confirm you are at least 18 years of age.

Limitation of Liability: All website operations and property information are provided “as is.” Aloha Property Managers LLC, its officers, and affiliates are not liable for any indirect, incidental, or consequential damages, financial losses due to general market fluctuations, or direct property damages caused by guests/tenants.

Governing Law: These Terms & Conditions are governed by, and construed in accordance with, the laws of the State of Hawaii. Any disputes will be settled in corresponding courts located in Honolulu, Oahu.
